Wilson Mesa Ranch Homeowner Association The Wilson Mesa Ranch Homeowners Association was established August 16, 1971. Currently, the Ranch consists of 93 Tracts; all owners of property are members of the Association. At its annual meeting, which is held each year on the first Saturday of July, the Membership elects the Board of Trustees of the Association.

The Board of Trustees is responsible for managing the business of the Association in accordance with the COVENANTS.

It is the purpose of the Covenants "that the present natural beauty and view, the natural growth and native setting and surroundings of Wilson Mesa Ranch shall always be protected insofar as is possible in connection with the uses and structures permitted by this instrument."

In carrying out its responsibility, the Board of Trustees must also comply with the ARTICLES OF AMENDMENT AND RESTATEMENT, the BYLAWS, and the REGULATIONS OF THE ARCHITECTURAL COMMITTEE. In addition, a RIDERS MANUAL provides guidance for horse owners. (According to the Covenants, "the Architectural Committee shall mean the Board of Trustees--". And, "the Committee shall have and exercise all of the powers, duties, and responsibilities set out by this instrument.")

The COVENANTS run from August 16, 1971, to August 16, 2001. They can be amended during the designated periods February 16, 2001, to January 16, 2002, and February 16, 2011 to January 16, 2012.

Wilson Mesa Ranch contains 1,316.58 acres; 405 acres are in Commons, with the remaining acreage in the private Tracts.

Within the Ranch are 12.1 miles of roads. With the exception of 1.25 miles of Wilson Mesa Ranch Circle Road, the roads are owned and maintained by the Association, including snowplowing. (There are three private roads in the ranch that are owned and maintained by the Tract owners served by them; they are Mountain View Spur, Valley View Drive and Wapiti Trail.)

Costs incurred by the Board of Trustees in carrying out its activities and responsibilities are covered by the dues paid by Association members. Dues are currently $750.00 per year; they are billed December 15 of each year, and are due January 31 of the following year. Special assessments may be levied by the Board of Trustees to cover extraordinary expenses such as, for example, greater than normal snowfall.

This HOA's accounts and website are managed by ASAP Accounting & Payroll Services, Inc.

This website is meant as a tool for homeowners, title companies, mortgage companies, and brokers to use for access to information regarding this HOA.

Members of this HOA may login and receive access to secure areas of the website. These areas may include: a Message Board for communication among members of this HOA, Meeting Minutes, Financials, and Member Contact Information. If your board has elected to make any of these areas public domain, members will not need to login to obtain access.
